Discount Real Estate Brokerages - You Get What You Pay For

I came across a local Real Estate Discount Brokerage website today and I decided to do some checking.  I really wanted to find out what the discount brokerage offers.  What's the appeal?  Why would someone use them over the traditional x% real estate brokerage?

The appeal is that they will list your home for a flat fee.  In this case, it's $500.  For that fee, they will take photos of your home, place a sign in the yard, they may or may not place a supra key box or lock box on your door, but they will list the home for sale in the local MLS. And....that's just about it!

But you know what?  There's so much more to selling a home than just taking pictures and listing it in the local MLS - especially in this real estate market!

Does the discount brokerage:

  • Have real and direct knowledge of the local neighborhood market?
  • Know how to price your home to sell in the local neighborhood market?
  • Know the local economy, market conditions, and current absorption rates?
  • Know the 7 Secrets to Selling Your Home for Maximum Value?
  • Know ,understand, and use Smart Marketing Strategies?
  • Use rich media strategy incorporating Professional Photography and Online Video?
  • Use the maximum number of photos with descriptions in the MLS listing?
  • Provide you with immediate feedback showing response?
  • Negotiate from a position of knowledge and strength?  Or even negotiate at all?
  • Know how to attract and negotiate with buyers?
  • Use expert negotiation strategies and skills to get maximum value?
  • Know how to identify and immediately eliminate unqualified buyers that will waste your time?
  • Provide you with proactive Settlement Statement Forecasts and full disclosure of all costs?
  • Have strategic Alliances in place to successfully take you from contract to closing?

You see, there is so much more to selling a home than just taking a listing and putting it in the MLS.  If you want to get the maximum value for your home then you need an agent who will risk their own financial resources to provide an aggressive marketing budget to sell your home as well as a business support system to take you from contract to closing.

Great plans and promises that are poorly executed will fail to deliver maximum value for your home and will cost you time, money, and stress.
